Earnings Call Insights: Rithm Property Trust Inc. (RPT) Q4 2025 Management View Michael Nierenberg, President and CEO, highlighted a light investment quarter aside from a small Paramount transaction investment, reiterating, "the balance sheet, cash, the company remains in great shape." Nierenberg announced a 6:1 reverse share split, aiming to boost share price visibility, stating, "We feel like it's going to hopefully attract more interest in the stock with a higher -- obviously, a higher share price." The CEO emphasized the company's transformation since June 2024, describing a focus on recapitalization and future earnings and dividend growth. "We have a clear path...to take the company from flat earnings to a future state where the company is earning something between $1.60 and $1.70 per share and trades, give or take, about a 9% dividend yield with a book value of approximately $20." Nierenberg detailed a growth plan centered on acquiring multifamily loans from the Genesis operating business and other commercial real estate investments, noting, "there will be no J-curve as we think about earnings growth and where we're going with the vehicle." Expanding in commercial real estate, he referenced the Paramount acquisition and the potential to acquire Fannie or Freddie licenses for multifamily lending. The CEO underscored a diversified earnings model, referencing strong performance at the parent level and the intent to replicate that at RPT: "We're very good at...creating diversified earnings streams." Outlook Nierenberg outlined the path to earnings of $1.60–$1.70 per share, contingent on a recapitalization and new capital formation. The plan includes deploying identified multifamily loans and other commercial assets, with the expectation of immediate earnings impact upon capital deployment. The CEO indicated patience in executing the recap, stating, "we will be patient, we hope to accomplish this when the markets stabilize." A continued focus on opportunistic inves...

Sergey Nazarov/iStock via Getty Images I have been writing about the changes that have taken place in the wealth/income distribution over the past fifty years or so. Two articles have appeared in the Wall Street Journal that I believe are important to share that relate to this subject. The articles are " Why the Middle Class Feels Poor " by Jordan McGillis and " The Big Money in Today's Economy Is Going to Capital, Not Labor ," by Greg Ip. The reason an economist would relate the two subjects together is that one has to do with the technology being used in today's productive world, and the other has to do with "who is getting what" from today's output. The essence of the two articles is that more and more of the earnings generated by the productive world in today's productive output are coming from the technology embedded in the capital being used, while less and less of the earnings being generated come from labor. The second change seems to have come from the fact that the upper parts of the income/wealth breakdown are becoming relatively more productive through changes in technology than the lower parts of the distribution. Mr. McGillis comments that "incomes are rising across the board but much faster for families above the median." "The upper middle class has done better than stay one step ahead." "Families at the 80th percentile and above are pulling away in lifestyle and social status, opening a chasm that separates them significantly from families with median incomes." "These days upper-middle-class kids don't only have more spending money; they have different neighborhoods, different schools, and different horizons." And, one of the most important insights coming from studying these data is that "the basic material needs of Americans are more fully met today than they were 50 years ago." "But without more opportunity for social advancement, a large portion of American families are bound to feel that they are missing out." Mr. Ip goes further. "The nature of...

GDMatt66/iStock Editorial via Getty Images DoorDash ( DASH ) has a challenging, exciting and new frontier in the next decade. I strongly believe that the incumbent market leader will survive and thrive - it owns the customer whether the delivery is via humans, drones or robots. My investment thesis resolves around its market leadership and entrenched relationships with both restaurants and customers will let it keep its pole position. As we head towards physical AI, the delivery mode while important is secondary. Not that DoorDash hasn't made inroads with delivery, it has a strong collaboration with Serve ( SERV ) - the leader in food delivery robotics in dense locations, such as college towns. In my previous article on DoorDash, I had highlighted these main reasons for investing in the company. Duopoly with a virtuous network. Strong barriers to entry. Partnerships, such as the CVS and Best Buy partnerships, to fuel growth in new verticals. Higher, stickier, and profitable growth from loyal MAUs and DashPass users. Better and improving margins. Adjusted EPS growth of 45%, which brings the PEG down to 1.2, astounding for a market leader with a moat in a growth industry. Ever since I bought and recommended the stock at $136, I've been content to let the position ride; the stock had appreciated more than 100% in a year and a half, peaking at $285.50. I don't expect future returns to be as stellar, but I was surprised at the shortsightedness of the markets in wiping out 15-18% of the stock price in November to around $196, on what were seriously phenomenal results. In my opinion, Needham's assessment that this is a banner year with tremendous growth ahead is right. Simply, this is an opportunity to buy with both hands, DoorDash is firing on all cylinders. I'm re-iterating it as a buy. DoorDash's Excellent Operating Metrics All of these show growth and improvement. It also shows the virtue of scale when profits grow faster than engagement, which by itself was excellent....

We watched, knowing we were being watched in return. Two men, masked and presumably armed, idled in a gray SUV. "They're all on this fucking street now," Lety, a lifelong resident of the Minnesota suburbs, told me. ICE had been spotted at a gas station and a mobile home park, and they were here with us now, in a strip mall that was home to a dispensary, an auto parts shop, and little else. I stared straight ahead as Lety monitored the Signal chat on her phone. We didn't speak. A knock on the passenger-side window startled us both. Earlier, Lety had shown me dashcam footage of a pair of ICE agents pulling u … Read the full story at The Verge.
