Tinnakorn Jorruang/iStock via Getty Images Innovative Industrial Properties ( IIPR ), a cannabis REIT that's also diversifying into life sciences investments, is a stock I've been following loosely for a few years now. After checking that its dividend yield has reached 16.5% and that it's trading well under its book value (0.7x), I became intrigued. But I still don't think the stock is a clear Buy right now. IIPR is highly profitable, but its AFFO per share has dipped in the past few quarters because some of its tenants have defaulted. Until marijuana gets rescheduled from a Schedule I drug to a Schedule III drug (the timing of this is uncertain), IIPR's tenants are going to feel the heat of tight regulations and high taxes. I rate IIPR stock as a Hold. The valuation is good, but the stock could stay range-bound for now while the company (and the industry in general) deals with regulatory problems. I also think that its choice to diversify into life sciences is a good move, but as of Q3, it wasn't a big enough part of the business (4.5% of total annual income) to really move the needle. Not to mention, a dividend cut is possible because its dividends aren't covered by AFFO anymore, and it could happen as soon as the next quarterly report, which is coming up on February 23. I think the prudent move is to wait for more clarity after the report. On the other hand, Innovative Industrial Properties' preferred shares ( IIPR.PR.A ) look like a great bet at today's prices. They've come down a lot lately and are now trading under their redemption price and yielding 9.7%. Since IIPR has low debt, lots of assets, and high profitability, the preferred shares should be relatively safe, making the high-yield worth it. So, here's my verdict: I say hold the common shares, buy the preferred shares instead. Why IIPR Is Just A "Hold" Investors can say that IIPR stock is a Buy because the valuation is very low now and that it's only a matter of time before cannabis rescheduling happens...

He's not supposed to be doing that," Trump told reporters while traveling to Georgia. Trump added that he had not seen evidence that aliens exist, saying, "I don't know if they're real or not."
