Anja W./iStock via Getty Images Most REITs ( VNQ ) have risen quite a bit in recent weeks, and many of our top picks ( KIM ; WPC ; NNN ; CUBE ) have outperformed, earning 10-15% returns in just a few months: Data by YCharts Strong Q4 results, coupled with rising expectations for rate cuts and AI-related fears, have fueled renewed interest in REIT investments. This has, however, also made it harder to find new high-yielding REIT investments. Higher share prices result in lower yields and vice versa. But fortunately, there are still ample opportunities, especially among small-cap REITs and niche property sectors that are overlooked by investors. In what follows, I am going to highlight two high-yielding REITs, with dividend yields up to 10%, that we are currently accumulating at High Yield Landlord: Series A preferred shares of Innovative Industrial Properties, Inc. 9% CUM PFD SER A ( IIPR.PR.A ) Innovative Industrial Properties, Inc. ( IIPR ) just announced strong Q4 results that led to a quick 15% surge in its common equity value. Most importantly, it resolved some of its tenant issues and announced good progress on releasing some of its vacant properties, demonstrating the value of its real estate portfolio. YCharts Innovative Industrial Properties Despite that, its Series A preferred equity (IIPR.PR.A) completely missed out on this rally. It is thinly traded, and IIPR has been issuing some additional preferred equity lately, which is likely why it hasn't recovered just yet. As a result, the preferred stock is still trading at a 10% discount to par value and offering a 10.1% dividend yield. This is highly unusual when you consider that the REIT has one of the lowest leverage ratios of the entire sector, with a 1.6x debt-to-EBITDA, enjoys very significant preferred dividend coverage, and its non-performing assets are now at an "inflection point" according to the management. Picking up my ballet shoes again after six years has been bittersweet. I have felt joy in returning to a childhood hobby yet discomfort, too, knowing that I originally stopped ballet because of my incredibly flat feet. There is no doubt that ballet challenges your feet immensely – the tips of your toes support the entire weight of your body when dancing with pointe shoes. Struggling to go on pointe left me feeling that my body was not built for ballet, which is far from true, as flat-footed ballet professionals are out there and thriving. However, the industry still has an obsession with “perfect” feet. High arches have traditionally been praised in ballet, and some dancers today use farches (fake arches), which give the illusion that your foot is more bendy than it is. Alex Maureen and Ruth Essel are Black ballerinas from different sides of the Atlantic. Maureen is a performer and dance instructor at New York University; Essel is the founder of Pointe Black, a London-based ballet school. They both have flat feet but reject the suggestion that it is an obstacle to success. That idea was echoed to us all by teachers. After I upgraded the stock from a sell to a neutral rating of hold, there have been gains north of 30%, and so it appears that I might have been a bit too cautious. Do note, however, that my previous piece was focused on technical analysis. In terms of the fundamentals, I actually found the stock to be undervalued amid strong top-line and bottom-line numbers. Nonetheless, today I hope to offer a fresh perspective and see how the investment thesis may have changed since February 2025. Seeking Alpha In the below analysis, it is shown that Q4 was a shaky quarter for their financials as EV incentives expired. However, for the outlook, the company's pivot to vertically integrate their chips and efforts in AI software show that prospects may be strengthening. With their R2 coming out this year, they project strong delivery growth, and so it appears that an inflection point is in. Since the valuation is quite low now, I would say this is an opportune time for risk-tolerant investors to buy Rivian stock. 2025 Q4 Financial Results Data by YCharts Today, we'll start with a look at their 2025 Q4 financial results. However, at this point, I believe investors and the market are correctly viewing the outlook as more important for the stock's performance moving forward. In the fourth quarter , Rivian generated total revenues of $1.286 billion, down by over 25% YoY. While software and services revenues were very strong due to the joint venture with Volkswagen AG ( VLKAF ), their automotive sales dropped sharply, with tax credit expiration being a factor. The strong Q3 revenue growth was likely a reflection of consumers racing to buy EVs before incentives were gone, and so in reality, the direction of the business likely didn't deteriorate as much as the above chart implies. CEO Ed Bastian told CNBC's Phil LeBeau that Delta had taken a $400 million hit so far for the fourth quarter, but that demand has been "really, really great," which was leading to higher revenue growth than the airline had originally guided for. "The higher revenue is offsetting the cost of not just the fuel, but we've also had a pretty tough winter season in terms of storms," he said. "So you put that all together, we're expecting to come in within the original guidance of 50 to 90 cents EPS." Delta had previously forecast an increase in sales of as much as 7% in the first three months of 2026 and adjusted earnings of between 50 cents per share and 90 cents per share for the first quarter. Delta stock was up nearly 4% in premarket trading. A global cobalt shortage is expected to persist through the end of this decade as export restrictions from top producer Democratic Republic of Congo impact the supply chain, according to trading house Darton Commodities. Shipments of the battery metal from Congo slid last year after the government first banned exports in February and then introduced strict quotas from October. The nation, which typically accounts for more than 70% of global supply of the battery metal, introduced the measures to curb a glut and boost prices. Benchmark prices of the material, which is also used in the aerospace and defense industries, have rallied more than 160% since the restrictions were imposed, according to Fastmarkets Ltd. Cobalt hydroxide – the main product shipped from Congo – has more than quadrupled. That led to a deficit emerging of over 82,000 tons last year, Darton said in a report. The export curbs “pushed the cobalt market into a sharp technical deficit,” it said. “While this deficit has been temporarily cushioned by surplus inventories accumulated in the pre-ban years, these stockpiles are now being structurally depleted.” Global refined cobalt output declined by about a fifth in 2025, marking the first drop in five years. While the specialist trading house sees a smaller deficit this year, it predicts shortages to persist each year through 2030. “Downstream markets are starting to see growing price pressures as the impact of raw material shortages deepens across the cobalt supply chain,” Darton said. It added that the revised market outlook suggests that Congo may this year “opt to ease export quotas to mitigate the risk of demand destruction while maximizing revenue in a higher-priced, tightly supplied market environment.” Despite the export ban being replaced by quotas, exports didn’t resume until recently due to delays in implementing new procedures.
