Closed purchases of resale homes were underwhelming last month , climbing just 0.2% from March. It’s a time of year when deals usually would start quickening up: Nicer weather lures curiosity seekers to open houses, and families weighing a move look to get it done before the new school year starts. As plenty of industry folks have noted, this is no ordinary year. The war in Iran is hanging heavily on a lot of people’s minds, stirring up anxiety over making big financial commitments — like buying a new house. In real terms, the conflict is pushing up oil and gas prices , leaving would-be homebuyers less money to play around with. The war is also keeping mortgage rates high by driving increases in the government bonds that guide them. All is not necessarily lost. "These signals point to a healthier demand environment (partly driven by AI) with better near-term revenue visibility which gives us conviction on near-term estimates. Lean customer inventories and order patterns look more consistent with the early/mid stages of an upcycle than the late stages of one. However, we remain cautious as Asia is likely to remain a mix headwind (lower margin), potential negative impact of pull-forward and component cost increases on end demand in 2H C26 & C27, and Street estimates that have moved materially higher (higher bar to beat)." The quarter looks fine, with lingerie unit Honey Bridgette continuing its recovery and Adjusted EBITDA more than doubling year-over-year. The top line did modestly miss sell-side estimates (by less than 2%), but given thin coverage (the consensus appears based on just three analysts), that alone doesn't seem to explain a 13% decline as of this writing. But this does seem to be a case where the story of the quarter is less in the numbers than in the commentary. On paper, Playboy stock can still work; in practice, it's still not clear what, precisely, the company and chief executive officer Ben Kohn actually are trying to do. Q1 showed reasonably good news on the former but may well have added to the concern around the latter. That, more than a few analyst estimates, seems to explain the decline. That, of course, leads to another question: whether that decline is an opportunity. Good News First: Playboy's Numbers Are Fine Coming out of the Q1 release, PLBY stock does look stronger than it has in some time. Trailing twelve-month Adjusted EBITDA excluding litigation expenses is nearing $25 million. Net debt, thanks to the first payment related to a licensing deal in China announced in February, is currently at $115 million. That's still a leverage ratio nearing 5x, but subsequent payments will drive further debt reduction. There's a line of sight toward Playboy getting leverage down below 3x (something like net debt of $75 million against EBITDA of ~$28-$30 million), which actually might be the right ratio for a business still weighted toward high-margin recurring licensing revenue. That licensing business did have a weak quarter, however, at least from a headline perspective. Per figures from the 10-Q, revenue in that segment was down 4.5% year-over-year. The press release attributed the weakness to a "small number of licensing agr...
