NNN REIT ( NNN ) delivered in-line Q1 earnings and stronger-than-expected Q1 revenue as its occupancy rate increased. The performance allowed the net lease REIT to increase its guidance. The net-lease REIT raised its 2026 guidance to core FFO per share of $3.48-$3.54 (midpoint $3.51 vs. $3.51 consensus) from its previous outlook of $3.47-$3.53. Acquisition volume is expected to be $550M-$650M, unchanged from previous guidance. Disposition volume is seen at $110M-$150M, also unchanged. Q1 core FFO per share of $0.86, matching the average analyst estimate, slipped from $0.87 in Q4 and was flat with last year’s Q1. Revenue of $240.4M, topping the $238.4M consensus, increased from $238.4M in the previous quarter and $230.9M in the year-ago period. NNN ( NNN ) stock rose 0.6% in Thursday premarket trading. "Our strong first-quarter performance enabled us to increase AFFO guidance for 2026," said CEO Steve Horn. That was one takeaway of AMZN's Q1, in which the company topped expectations on both revenues and earnings, by and large because of AMZN Web Services, which grew at its fastest rate since 2022. In February, I provided an update on AMZN and highlighted its spending efforts and what they could mean for its forward outlook. Shares have since gained over 30% since that update. That topples the S&P 500’s ( SPY ) 5% gain over the same period. Seeking Alpha - AMZN Share Price Performance Since Last Author Update Following its Q1, AMZN is trading higher and inching towards a new 52-week high. While I view the forward outlook as positive, I view shares as reasonably priced for their growth prospects and would prefer to wait for a more compelling entry point for new positioning. AMZN Q1 Results Recap In my view, AMZN’s Q1 demonstrated how its massive stepped-up investment spending is translating to outperforming results. Total revenues grew 17% YOY, while operating income reached just shy of +$24B. This equated to a record 13.1% operating margin. Both landed ahead of expectations . The showstopper, however, was AWS. The segment grew 28% YOY, its fastest pace in nearly four years. At that rate, it is now running at an eye-popping +$150B annualized revenue rate. In my view, this shows just how quickly AMZN’s CAPEX and associated AI demand are flowing through AWS.
