ferrantraite/iStock via Getty Images Blackstone Mortgage Trust ( BXMT ) could be forced to cut its dividend in the near term if the ongoing dip in distributable earnings is repeated in the coming quarters. The mREIT is currently paying out a fully covered and near double-digit dividend yield, but with coverage slipping as the all-in yield on its commercial real estate ("CRE") portfolio sees some weakness. The mREIT just reported fiscal 2026 first-quarter earnings that placed its total net revenue, inclusive of income from loans and other investments and revenue from owned real estate, at $159.42 million . This grew by 25.6% over its year-ago comp and beat consensus by $71 million. What drove revenue growth? A surge in revenue from real estate owned ("REO"). This line item represents properties that BXMT would have taken ownership of. Essentially, there would have been loans across its property asset classes that have defaulted on their debt. The more relevant interest and related income came in at $305.56 million , down 8% from its year-ago comp. REO income is less relevant because while BXMT generated $74.59 million from REO, the expenses came in higher at $81.98 million for a loss on REO of around $7.4 million. I last covered BXMT as a Buy to highlight credit quality improvements and a dividend coverage ratio that stood at 108.5% using fourth-quarter figures. The depth of coverage has now slipped on the back of lower distributable earnings during the first quarter. Blackstone Mortgage Trust Fiscal 2026 First Quarter Form 10-Q To be clear, BXMT's loss margin on REO at just under 10% means its ownership of mainly foreclosed-on properties is eroding the mREIT's ability to confidently expand its dividend coverage. The mREIT recorded a GAAP net loss of $0.04 per share , but with distributable earnings coming in at $0.21 per share , a dramatic sequential improvement from a loss of $2.07 per share in the fourth quarter. J.P. Morgan kept its Overweight rating and $200 price target on the stock. "While the supply constraints do moderate expectations around the magnitude of upsides that the bull-case incorporated coming into the print, we see limited moderation of the long-term demand drivers that have driven our expectations for around mid-30% growth in the medium-term, with potential greater upsides from the realization of deferred revenue into in-period revenue once there is more significant progress on acceptance clauses, which is currently a significant headwind with product deferred revenue increasing by ~$643 mn to ~$3.63 bn in F1Q," said analysts led by Samik Chatterjee. The analysts noted that Arista’s results highlighted the long-term growth drivers that position thecompany well for robust demand, with the notable highlights included: a large tier 1 hyperscaler (the analysts believe, based on industry checks, to be Microsoft (MSFT)) starting its transition to leveraging Ethernet from InfiniBand in the back-end; conquest wins with a Neo-cloud customer relative to white-box products; and a surge in revenue in relation to scale-across opportunities, while scale-out revenue continues to expand at a robust pace. "That said, the strong pace of demand increases are running into hurdles of capacity, which is not specific to Arista but visible across the supply chain, including de-commits in relation to supply from semiconductor companies, leading Arista to now expect translation of some of the demand upsides into revenue to be pushed out of this year," said Chatterjee and his team. The Augsburg-based company, known for producing transmissions used in platforms such as the Leopard 2 battle tank as well as naval propulsion systems, has been a beneficiary of increased defense spending across Europe. New orders rose 6.1% to 582.3 million euros ($683.2 million), exceeding the 557.4 million euros analysts had anticipated, according to a company-compiled consensus. Much of the growth came from Renk’s vehicle mobility solutions unit, where orders climbed 20.5%. Revenue increased 4% to 283.6 million euros, broadly matching expectations. The company noted that some shipments and related revenue have been pushed into later quarters due to ongoing logistics disruptions. Renk’s order backlog reached 6.9 billion euros at the end of March, up from 5.5 billion euros a year earlier. Adjusted earnings before interest and taxes rose 10.4% to 42.4 million euros, surpassing analyst forecasts of 40.9 million euros. The corresponding margin improved to 15.0% from 14.1% a year ago. The company reaffirmed its outlook for 2026, projecting revenue above 1.5 billion euros and adjusted EBIT in the range of 255 million to 285 million euros.
