At the time, data centers were still considered a niche corner of the REIT market, as many investors simply viewed them as highly specialized industrial buildings with elevated technological requirements and a relatively limited pool of potential buyers. In my very first article on Digital Realty ( DLR ), I explained that the data storage industry was considered a niche business with a smaller pool of potential buyers. Yet I also recognized something extremely important: the world was becoming increasingly digital, and the demand for secure, mission-critical infrastructure would only continue to grow. I recommended shares of DLR at approximately $65.40 per share, and since that time, shares have returned roughly 390%. And Digital Realty was hardly alone; over the last decade, data center REITs have quietly evolved into one of the most dominant and best-performing property sectors in the entire REIT universe. The long-term performance numbers tell the story: 2016: +26.4% 2017: +28.4% 2019: +44.2% 2020: +21.0% 2023: +30.1% 2024: +25.2% 2026 YTD: +33.1% In fact, from 2015 through 2025, the data center REIT sector delivered average annual returns of 10.7%, leading all other REIT property sectors over that period. Away from rockets and electric cars, his companies are bending reality on another plane – convincing analysts to stretch their traditional valuation tools, and assign multiples based on what one academic calls “optionalities.” Musk’s propensity for futuristic plans has drawn analysts to view Tesla Inc. as a robotics company rather than an automaker and has laid the groundwork for SpaceX to target a $2 trillion valuation when it goes public in the coming weeks. Skeptics point to nosebleed valuations, but when the market has voted with its wallet in favor of Tesla’s ambitions, many have already decided the greater risk from SpaceX’s IPO is not to invest. Aswath Damodaran , a New York University finance professor known for his sharp analytical eye, isn’t sold on the targeted valuation. The aim of the Detroit automaker is to deepen its reach in the region’s commercial market while revamping its passenger car lineup. The three-year roadmap aimed at competing and winning in Europe is anchored by Ford Pro, its commercial-vehicle arm that has led the segment for 11 consecutive years. Ford Pro is being repositioned as a productivity partner rather than a traditional manufacturer, using connected vehicle data and predictive intelligence to keep vans and pickups on the road longer and improve customer returns. It was noted that more than 1.2M European Ford Pro vehicles are now connected, generating around 6M health signals daily and delivering nearly 1M additional days of uptime for customers last year, the company said. The strategy is tied to Ford’s global ambition for Ford Pro to derive 25% of its EBIT from software and services, supported by a 30% year-on-year rise in paid software subscriptions to 879K in the first quarter of 2026. The yield on 30-year US bonds is around the highest since 2023, while the equivalent in Japan has surged to levels that haven’t been seen in the bond’s 27-year history. In the UK, the yield is the most since 1998. As markets stabilized at those levels on Monday, investors were grappling with the implications for other assets and economies as the surge in government bond yields pushes up borrowing costs on business loans, credit cards and mortgages . While stocks were previously setting records, they too are now starting to wobble. Here are some of the reasons why investors are selling sovereign debt: US-Iran War Bonds typically pay a fixed interest rate over the life of the bond and the final principle at maturity. Inflation erodes their appeal because those payments aren’t worth as much as they used to be. While inflation was already proving sticky at the start of this year, it’s received fresh impetus from the US’s war with Iran, which has lasted almost three months. Brent crude is trading at $110 a barrel, chiefly because the Strait of Hormuz — a critical chokepoint for global energy flows — remains effectively closed. Higher gasoline prices are already hitting consumer wallets, and there’s a risk of a prices spiraling upward in general as companies pass on the higher cost of production. Samsung, Union Resume Talks After Labor Action Scare; Goldman Says "Korea: Buy" Downward momentum in South Korean stocks was halted on Monday as optimism returned to Samsung Electronics after the company and its union reopened talks to resolve contract disputes and avert a strike that could begin as soon as Thursday. Bloomberg reported that the union's leader would "sincerely engage" with Samsung executives. The world's most important memory chip maker was also granted several requests by a Korean court, including orders to block the union from occupying company facilities. The union is still threatening an 18-day walkout beginning Thursday unless its contract demands are met, but both sides signaled earlier today a willingness to resolve the labor dispute. On Saturday, Samsung also made a concession by replacing its lead negotiator, while Prime Minister Kim Min-seok and Chairman Jay Y. Lee publicly urged compromise. Shares of Samsung in South Korea closed up 3.5%, helping lift the country's main equity index, KOSPI, after it had slid late last week on labor action fears.
