Data released next week will show notably faster consumer-price growth stoked by energy in France and Italy , and headline gauges in Germany and Spain holding at levels last seen in 2024, according to surveys of economists compiled by Bloomberg. Those numbers will be published on May 29, alongside reports from Ireland , Portugal and Slovenia. Together with Belgium ’s data the previous day, they will account for inflation in more than 80% of the euro zone’s economy. They will all feed into an overall gauge for the region that is scheduled for release on June 2, in the final measurement of consumer prices available to the European Central Bank before its decision the next week. I am surprised, because most people that I have had conversations with about real estate seem to dismiss anything and everything when I suggest that home prices might be poised to decline. This is especially true when I talk to real estate agents at open homes, who seem to believe that home prices will always go higher. While it might seem that way after the surge in home prices over the past 16 years or so, real estate has historically been a very cyclical asset, with cycles lasting an average of 15 to 18 years. I believe the multi-year boom cycle is clearly over, and that we are on the cusp of a multi-year bust cycle. After the GFC, the Federal Reserve lowered rates to nearly zero, and this allowed home buyers to get very low interest rate mortgages. Extremely low rates during the Covid pandemic armed homebuyers with more buying-power and they used that to make overbids. Over the years, prices surged and valuations are now higher than they were just before the housing bubble burst in 2008. The stock market is fast-moving and price corrections can come swiftly. But, real estate is more like a giant cargo ship that takes a long time to change course once a trend has been set, but once it has set for a certain course, it can continue on that path for many years. I think this "ship" has changed course, and home prices are going to see significant declines over the next few years. I see so many signs that home prices are at risk of falling, and yet I also see so many people who seem to be in denial. I believe this denial is eventually going to give way to a sentiment shift when prices see meaningful declines. I don't think I've heard enough from management to convince me that the Q2 deceleration, based on its guidance, could be the worst that we should expect for this current season of pain. And then I started to hear certain ramblings that we heard before, talking about macroeconomic concerns and a certain slowdown in verticals, including autos and CPGs, that has dampened the spirits of the advertising industry. But when you refer to the recent earnings scorecard for Alphabet Inc. ( GOOGL ) ( GOOG ), for Meta Platforms, Inc. ( META ), and for Amazon.com, Inc. ( AMZN ), we simply don't see such a somber mood, right? Question about whether there could be other weaknesses outside of macroeconomic headwinds. (The Trade Desk Q1 2026 earnings conference) So what is it that is so unique about The Trade Desk's experience that it is not fully replicated by the rest of its peers? The disbelief was so distinct that an analyst on the call even highlighted related concerns about its underwhelming outlook. Is that right?” I think management is attempting a long shot here in trying to placate the market's concerns that the open internet narrative could be fragmenting.
