Photo: VCG China’s state-backed health insurance system is facing a mounting financial strain as millions of patients travel across regional borders to seek medical treatment, driving up costs and prompting calls for tighter regulatory oversight. From 2019 to 2024, the number of patient visits for off-site medical services — including outpatient, chronic disease and inpatient care — surged from 98 million to 397 million, according to a recent report by a health policy research group initiated by the Global Health Research Center at Duke Kunshan University. Over the same period, the cost of these off-site services grew from 436.1 billion yuan ($64.39 billion) to 786.774 billion yuan.

Annualized, the payout now comes to $1.44 per share after the 1-for-3 reverse split. Forward yield at the current market price is ~12%. That yield is high; however, AWP is not a normal dividend-paying stock with an operating business that supports the dividend. Being a CEF, for AWP, its NAV, or asset base, is central. The question then becomes: can AWP’s NAV carry the distribution through the current real estate situation? This question becomes even more pertinent since AWP trades at a small premium to NAV, leaving no real valuation cushion. From its 2025 Form 8937 , I see that a large portion is being classified as ROC. Now, that is fine in a CEF as long as you do not confuse it as fully earned income. Therefore, I remain cautious here and rate AWP a Hold. AWP can work in a recovering real estate market. Rates should stay stable or go down, and its particular niches should support AWP’s NAV. However, while it trades at NAV or beyond, I would not chase the yield. The 2026 Setup We are past the worst of the rate shock, but not exactly in bullish territory. The Fed kept its target range at 3.50%-3.75% at its April 2026 meeting. But they still said inflation was high and the outlook was uncertain. REITs thrive in stable or falling-rate conditions. Especially with its leverage, AWP is sensitive to financing. AWP’s portfolio makes it relevant in 2026 in a way that a generic real estate fund isn’t. It is diversified across retail REITs: Author From CBRE’s 2026 real estate outlook data, we see it is optimistic on the back of data center demand, while healthcare real estate is also supported by aging demographics, outpatient care, limited new supply, and rent growth.
