Getty Images Way back in September of 2023, I wrote a bearish article about a firm known as Diversified Healthcare Trust ( DHC ). At that time, news had just broken that the merger between it and Office Properties Trust had been called off. This was supposed to be a transformative acquisition, but it was also highly controversial, with outside parties arguing that the transaction did not make sense because it allegedly amounted to basically a takeunder of Diversified Healthcare Trust. Since that time, the management team at Diversified Healthcare Trust has been diligently working on transforming the business. Net debt has fallen drastically as the number of properties that the company has in its portfolio declined. The firm is essentially selling off assets while simultaneously focusing on revenue growth. Profits and cash flows are frankly all over the map. However, EBITDA is rising nicely, and the net leverage ratio for the company has fallen. Even though DHC stock is certainly not cheap, and even though leverage is higher than I would like it to be, I do think it is on the right track. Because of this, upgrading it to a Hold is appropriate here. A Transformation Underway Diversified Healthcare Trust For those not familiar with Diversified Healthcare Trust, the company operates as a REIT that primarily owns senior living communities, medical offices, life science properties, and certain other healthcare-related assets. Honestly, this industry makes a lot of sense to buy into. Management cited the U.S. Census Bureau as stating that, by the year 2030, more than 20% of the population in the U.S. will be age 65 or older. That's about 10,000 people per day turning 65. They also claimed that the 75-plus demographic is projected to be among the fastest-growing age cohorts in the U.S. with an annual growth rate of 4% from last year through 2035. And because of that, it's believed that the share of the population that is 75 or older will expand from 8.1% last year to 11.1% ...
