Getting More Anxious By Bas van Geffen, Senior Macro Strategist at Rabobank We have another potentially eventful weekend ahead of us. A three-week extension of the ceasefire between Israel and Lebanon may ease tensions between the US and Iran somewhat, as Trump wants to avoid that this conflict undermines peace talks with Iran. However, there are still no indications that a new round of talks will be held, as both sides continue to blockade the Strait of Hormuz. Iran has continued to shoot at commercial ships that tried to navigate the strait, and US President Trump posted that he had “ordered the United States Navy to shoot and kill any boat […] that is putting mines in the waters of the Strait of Hormuz,” after the IRGC reported that the Iranian navy has laid more mines in the strait. So, President Trump may have extended the ceasefire earlier this week, but it remains a relative one. A tanker laden with Iranian oil is reportedly attempting to cross the strait today, perhaps testing the US’ resolve. That’s bound to add to tensions between both sides. If talks do not happen soon, either side may revert to escalation . Recall that Axios reported earlier this week that the US maintains an unofficial three-to-five-day deadline for Iran to end its internal power struggle and get back to the table. If true, that deadline could expire on Sunday. Israel’s Channel 12 reported that Speaker of the Parliament Ghalibaf has resigned from the negotiating team due to these internal rifts, but Iranian reporters are contradicting these accounts. It seems that the lack of talks is gradually starting to weigh on energy markets. Oil prices have crept higher over the week, with a barrel of Brent now trading around $106 in the futures market . Still, we remain surprised at the relative tranquillity in the energy space. As our energy strategists underscored in their latest note , “futures markets are still materially underpricing the real supply risk facing both crude oil and natural gas...

mesh cube/iStock via Getty Images There is a question that's been stuck in my mind since Kevin Warsh was nominated as the next Fed Chair by Trump earlier in January: isn't the market too confident that the Fed has no room to move on monetary policy? In fact, that question came up many more times as the conflict in the Middle East began, and we are now nearing the April FOMC meeting. Look, despite being bullish (a stance that I consider contrarian, as I discuss in this piece), I get the concerns. Headline inflation printed a very ugly number in March, oil has spiked, consumer sentiment looks dreadful, and rate cut expectations have been pushed further out. On top of that, there are no signs of the end of the war in the Middle East, even though the market has already priced that in. However, my view largely differs from the prevailing mood. In fact, I argue that we may see as many as three rate cuts this year, as the data (when looking beyond the war noise) justifies rate cuts as soon as the June FOMC meeting. I am fully aware that my view (and therefore, my positioning, as I remain fully invested) carries risk, especially after Warsh denied a political bias from Trump to cut interest rates. If the war doesn't come to an end in the next few months and Hormuz remains closed, I may have to reassess my view on rate cuts. March SEP Embedded Easing This Year Let’s first separate the noise from the signal. The March Summary of Economic Projections placed the 2026 median federal funds rate at 3.4%. In other words, they expect one rate cut this year. As a quick side note, bear in mind that the March SEP was released on March 18, right in the midst of the Middle East conflict, with Brent trading at $107 that day. March SEP In fact, the FED members are expecting further rate cuts next year, with the median federal fund rate projected at 3.1% by the end of 2027. Let me go back to the Brent oil spike for a moment. Higher oil prices are indeed inflationary. Just take a look at how...

Earnings Call Insights: Alpine Income Property Trust (PINE) Q1 2026 Management View "We are pleased to report a strong first quarter in 2026, building on a record level of investment activity we achieved in 2025," said President, CEO & Director John Albright. "We continue to execute our investment strategy by seeking to assemble a high-quality portfolio of single-tenant net lease properties leased to investment-grade rated tenants in addition to originating commercial loans with attractive risk-adjusted returns..." "During the quarter, we acquired a retail property in downtown Aspen, Colorado, for $10 million," said President, CEO & Director Albright. "This acquisition was structured as a 50-year absolute triple-net master lease and initial cap rate of 8.5% with 1.25% annual rent escalators." He also said the company "continue[s] to selectively prune" the portfolio, "selling 3 non-investment-grade-rated lease properties for $5.8 million." "As a result of our combined first quarter property transactions, our property portfolio consists of 125 properties...with a 99.5% occupancy and a WALT of 9.3 years," said President, CEO & Director Albright, adding that "50% of our ABR is generated from investment-grade rated tenants." "During the quarter, we originated a $32 million first mortgage loan, of which $8.6 million was funded at close," said President, CEO & Director Albright. "The loan carries a 24-month term with an initial interest rate of 13% inclusive of a 1.5% paid-in-kind interest, stepping down to an 11.5% current pay rate upon the borrower meeting certain conditions." "We closed and funded the $31.8 million Phase 2 of our first mortgage loan investment secured by a luxury residential development located in Austin, Texas metropolitan area," said President, CEO & Director Albright. "Accordingly, net of the A-1 participation, our combined investment in Phase 1 and Phase 2 of this loan was $40 million at quarter end." He said the commercial loan portfolio totaled "$...

Getty Images I previously reiterated my Buy rating for Digital Realty Trust, Inc. ( DLR ) in February 2026, as the FQ4'25 performance metrics proved its AI beneficiary status. In this article, I shall discuss why DLR remains a Great Buy, albeit after a moderate correction given the overly done stock price rally from the December 2025 bottom. DLR Delivers Robust AI Monetization Trends DLR 1Y Stock Price (Trading View) 1. Outsized AI Optimism Since my last article, DLR has delivered an outsized stock price return of +17.1% compared to the wider market at +2.7%, with a similar outperformance also observed in its data center REIT peers in varying degrees. Much of their outperformance is attributed to the notable market rotation to stocks with " infrastructure-adjacent real assets " and "AI-enabled operating models," with a similar double digits rally also observed in the iShares U.S. Digital Infrastructure and Real Estate ETF ( IDGT ) by +60.4% since the 52 week bottom. The exuberance is unsurprising indeed, since these assets supposedly "demonstrate greater scalability and margin resilience, supporting premium valuations and tighter bid-ask spreads," significantly aided by the hyperscalers' outsized spending trends during the multi-year cloud super cycle. On the software layer, many SaaS players have also reiterated the increasing AI use cases and the expanding AI monetization trends, including: Palantir ( PLTR ) for commercial/defense applications, Microsoft ( MSFT ) for enterprise/cloud applications, and Google ( GOOG ) for advertising/cloud applications, with it lending credence to the growing AI compute demand. 2. FQ1'26 Metrics Discussed The same has been observed in DLR's robust FQ1'26 booking metrics, across: the total backlog of $1.8B ( +95.8% YoY ), the growing total bookings of $707M (+192.1% YoY), the higher base rent per Kilowatt at $191 (-21.7% YoY/+55.2% from FQ4'19 of $123), and the rich renewal spreads at +5% YoY on a cash basis (-0.6 points YoY/+6.3 fr...
