Richard Eltringham on the housing crisis not being addressed, and Ryan McKiernan on the need for sustained investment in social housing Your report on homelessness among over‑55s reflects a crisis already hitting those of us just behind them ( ‘People are so judgmental’: the growing cohort of over-55s facing homelessness, 8 April ). I am approaching 50 and living in my best friend’s spare room – not through mismanagement, but because the housing system has stopped producing homes people can actually afford. Yet we continue to build four‑bedroom detached houses on car‑dependent estates, far from services and transport. These developments do nothing for those facing rising rents, insecure tenancies and shrinking options. Continue reading...

Monty Rakusen/DigitalVision via Getty Images Vineyard Wind said it has filed a lawsuit against GE Vernova ( GEV ) in an attempt to block the wind turbine maker from abandoning work on its wind farm project off the coast of Massachusetts, Reuters reported late Friday. Vineyard Wind, a joint venture between Spain's Iberdrola ( IBDRY ) ( IBDSF ) and Denmark's Copenhagen Infrastructure Partners, filed a lawsuit in a Massachusetts state court last week accusing GE Vernova ( GEV ) of wrongly trying to terminate its contract at the wind project's "most vulnerable stage." The 806 MW project in February became the first large-scale offshore wind farm in the U.S. to begin initial operations after f ederal judges allowed construction to resume on five major east coast projects that the Trump administration had halted near the end of 2025. But days later, GE Renewables US LLC ( GEV ) sent it a notice threatening to end its turbine supply agreement, the lawsuit said, citing a failure to pay amounts it was contractually due under a $1.3B contract. Vineyard Wind said GE Vernova's ( GEV ) termination of the agreements was improper and has asked a judge to block the company from stopping work on the project, which "threatens to deprive hundreds of thousands of Massachusetts ratepayers of clean energy." The memo, which was viewed by The Verge , repeatedly underlines the importance of building a moat around its AI products, to combat how easy it is for users to switch between whichever model is topping the charts on any given day or week. Dresser, who recently took over much of former COO Brad Lightcap's duties as he transitions to a new role focused on special projects, also emphasizes the importance of focusing on enterprise clients. The Wall Street Journal has newly detailed that more 15 American warships are now in place to support the operation, in the Gulf of Oman and the Arabian Sea . The report further specified that "An advisory to mariners from U.K. Maritime Trade Operations, which is affiliated with Britain's Royal Navy, said maritime-access restrictions were being enforced for Iranian ports and coastal areas along the Persian Gulf, Gulf of Oman and parts of the Arabian Sea." Fox News has at the same time issued a map which purports to identify 17 total naval ships deployed in the blockade area as a Monday morning. They are listed in the map and infographic below: The location of US ships around Iran as of Monday. via Fox News "Any vessel entering or departing the blockaded area without authorization is subject to interception, diversion, and capture," a notification from US Central Command (CENTCOM) has said. It lays out that additional guidance for mariners regarding "how these measures will be applied in practice, including routing, verification and authorized transit producers, are in development". primeimages/iStock via Getty Images “The Worst Brings Out the Best in Us” - Dr. Edith Eger Samantha McLemore It’s been a busy quarter at Patient Capital. First, we’re excited to announce we’ve hired a new analyst, Panpan Xiao. Panpan graduated from Columbia University’s Value Investing program last May with her MBA. Prior to that, she worked as an analyst at several places including Fidelity and Schroders. We’ve interviewed many candidates. Panpan’s flexible thinking, value orientation and history of delivering results made her a standout. Before business school, Panpan grew up in China and then worked in Europe covering international stocks. She will help accelerate our global research efforts. Join us in welcoming her. The Opportunity Equity Strategy declined 5.96% in the first quarter, underperforming the benchmark S&P 500’s 4.33% decline. For the 1-year period, the portfolio gained 31.05% significantly outpacing the S&P 500’s 17.80% return. Since the start of the secular bull market in March 2009, the strategy delivered annualized returns of 17.88%, 153 basis points per year better than the S&P 500’s 16.35%. For the year-to-date period through this writing (Apr 8 th ), the market has recovered and portfolio is down 0.41% outperforming the S&P 500’s 0.61% loss. Our performance in the quarter was better than recent past selloffs. We were down 1.38x as much as the index, which compares favorably to the 1.8x greater gains we’d earned in the prior three quarters (40.89% vs. 23.13%). In the first quarter of 2025, the third quarter of 2023 and the first quarter of 2022 (the initial quarter in that market decline), the S&P declined a comparable 3.27%-4.60% and we were down 1.5x to 2.2x as much. While we think short-term downside matters much less than long-term returns, many investors care greatly about these metrics. That said, we believe the secular bull market that began in March 2009 is intact. If we’re correct, the optimal strategy is to buy on weakness. Leadership...

Stocks' march higher in the face of deepening geopolitical uncertainty is leaving some on Wall Street increasingly perplexed. U.S. equities continued to show resilience on Monday even after President Donald Trump announced a blockade of the Strait of Hormuz , with peace talks between the U.S. and Iran over the weekend ending without a deal. Many said there's a disconnect that reflects investors' growing willingness to look through near-term risks and a fear of missing out on any eventual rebound. "The rally last week shows investors don't want to miss the upside for when the conflict ends," Piper Sandler strategists wrote in a note. "The equity market has now priced in a quick return to normal. But this conflict is not over and there is a good chance it could go on a lot longer." The analysts warned that the current standoff lacks an "obvious face-saving offramp," raising the risk that hostilities could drag on rather than resolve in a matter of weeks, which has been a dynamic more consistent with past conflicts. The blockade of all maritime traffic in and out of Iran's ports went into effect Monday. U.S. Central Command said the U.S. will not block vessels using the strait to get to non-Iranian ports. Still, the S & P 500 traded flat on Monday after rallying 3.6% last week. .SPX 1M mountain S & P 500 one month Investors appear to have grown accustomed to sharp escalations tied to Trump's policy battles that ultimately gave way to some form of negotiation or de-escalation . As a result, the stock market continues to price in a relatively benign outcome, even as some analysts argue that underlying conditions point to a more prolonged disruption. Melius Research struck a more cautious tone, pointing to decades of failed diplomacy between the U.S. and Iran as a reason to doubt any swift breakthrough. "We do not anticipate the current ceasefire to hold," the firm wrote. "The failed talks in Islamabad only reinforce our expectation of a longer conflict, further reduced g...
