Spotlight intensifies on Liverpool’s manager, but what of a group of players who effectively surrendered against Manchester City? Budapest or bust it is, then, for Liverpool’s hopes of silverware this season and quite possibly Arne Slot’s prospects of remaining in his job, although thoughts of this team reaching a Champions League final appear ludicrous in light of their gutless exit from the FA Cup. A pity whistle on 90.04 from the referee, Michael Oliver, sounded an appropriate death knell for a pitiful performance by the fading Premier League champions. So much for a shot at redemption for Liverpool and Slot as a defining period of five matches in 16 days commenced in humiliating fashion. Continue reading...

Guido Mieth/DigitalVision via Getty Images Introduction Back when I first covered Hess Midstream LP ( HESM ), I highlighted their strong cash flow and resilient financials despite recent pressure resulting from macro issues, supporting their solid yield. Following a strong end of the year and a pivot away from their investments into a focus on capital returns and balance sheet improvements, HESM remains a Buy despite returning ~20% since then, proving their resilience in the face of macro uncertainty, despite potential near-term inflationary pressure, still trading at a solid valuation that allows them to pay a strong, competitive, and sustainable yield. Time to Reap The Rewards Hess Midstream LP IR HESM reported a strong end of the year, beating the market’s EPS estimates despite missing the revenue ones, with the Adj. FCF reaching $779 million, marking the end of their CAPEX-intensive cycle and preparing to enjoy significant benefits from their investments and a significant drop in CAPEX back to normal levels. Hess Midstream LP IR After investing significant amounts over the past couple of years, building their infrastructure in an effort to keep up with rising upstream production needs and building their capacity for the long-term, HESM is now pivoting towards capital returns, targeting 5% distribution growth through 2028, with potential for buybacks and debt repayments on top. In fact, about a month ago, HESM announced signing $60 million worth of repurchases from the sponsor and the public, which would bring the ownership to ~62.2% for the public and ~37.8% for Chevron ( CVX ), which bought Hess Corporation not long ago . As a result, HESM expects their Adjusted FCF to grow to $850 million to $900 million and then grow at a 10% annual growth rate from that point to 2028, expecting their distribution growth to be funded even at minimum volume commitment levels, which is very attractive. By 2028, they expect to generate roughly $1 billion in Adj. FCF after distri...

Chayada Jeeratheepatanont Real estate stocks closed the week higher, but snapped their monthly winning streak in March. The sector outperformed broader markets for the second consecutive month of 2026 in February, cementing expectations of a REIT revival in 2026. However, March was different. Treasury yields surged in the month of March, marking their most significant monthly increase since 2024 as investors recalibrated expectations around interest rates and economic resilience due to the ongoing Middle East conflict. The sharp rise was most pronounced in shorter-dated securities, with the rate-sensitive U.S. 2-Year Treasury yield ( US2Y ) climbing 41 basis points over the month to 3.79%. Longer-term yields also moved decisively higher, reflecting persistent inflation concerns and shifting market sentiment. The benchmark U.S. 10-year Treasury yield ( US10Y ) rose substantially, gaining several dozen basis points to hover near 4.32%. Meanwhile, the U.S. 30-year Treasury yield ( US30Y ) followed suit, advancing 28 basis points to 4.89%. The synchronized increase across the yield curve underscores a broad repricing in fixed-income markets, as investors weigh the outlook for monetary policy, inflation, and overall economic strength for the second quarter. Mortgage rates continued to rise throughout the month, while mortgage applications continued to dwindle . "Significant uncertainty affecting all asset classes emerged over the prior month as the war with Iran has continued. Prior to the conflict, most REIT sectors had accumulated solid year-to-date returns," noted Nareit in its recent report. As of March 31, the dividend yield on the FTSE Nareit All Equity REITs index was 4.00% and the FTSE Nareit Mortgage REITs Index yielded 12.96%, compared to 1.17% for the S&P 500, added Nareit. The S&P 500 Real Estate Index Sector ( SP500-60 ) declined 5.78% month-over-month in March to 259.98 points, while the accompanying State Street Real Estate Select Sector SPDR ETF ( XLRE ) ...
