Some of the biggest players in private markets are in talks with the Bank of England about using a third party firm to gather data for its ground-breaking industry stress test so that the project can meet demanding timetables, according to people familiar with the matter. The exercise is set to probe how a severe-but-plausible global downturn might impact trillions of dollars of unlisted assets that occupy a rapidly-growing space in the global financial ecosystem. It follows increasing concern about the ties between less regulated non-banks and the deposit-taking institutions that have helped to fund their expansion. So far 16 alternative asset managers and other financial firms have agreed to take part in the System Wide Exploratory Scenario (SWES). The group is likely to grow to about 40 in the coming weeks as other market participants seek to join the exercise. The BoE said it expects to publish final results of the stress test in early 2027. A third party could assist with gathering data from firms who need additional support, and help keep the project time-line on track, one of those people said. FTiare/iStock via Getty Images Vornado Realty's ( VNO ) 30% pullback from its 52-week high through the last few months has come at odds with the continued rise in its occupancy rate as demand for prime office space in Manhattan strengthens. The borough's total vacancy rate at the end of December declined by 300 basis points year-over-year to 13.6% , the lowest total vacancy rate of all U.S. metro areas. The REIT's New York occupancy rate came in at 90% to end 2025, a material 250 basis points sequential improvement from the third quarter, even as 555 California Street saw occupancy dip by over the same period to 88.9% to end the fourth quarter. The upswing in New York leasing volume has placed VNO's occupancy rate back in the 90s, helping management to hit a key objective. I expect this occupancy rate to continue to increase, with most New York business leaders expecting to expand office space within 18 months, according to a recent KPMG survey . Vornado Realty Trust Fiscal 2025 Fourth Quarter Financial Supplement CoStar (February, 2026) CoStar (February, 2026) When I last covered VNO in November, the REIT faced uncertainty in New York around political changes, including floated tax increases, and the impact this would have on office space demand. I viewed the transition as immaterial to the broader story of demand for Class A office space, as higher funding rates and office-to-residential conversions push through a fundamental reorientation of the Manhattan office market. Higher funding rates have materially impacted new office construction starts, with 2.34 million square feet under construction as of the end of December. This placed Manhattan, roughly 7.5% of the nearly 31 million square feet of the national pipeline at the end of 2025, but lower than the level of new construction before the pandemic. The stock's multi-year run, fueled by the dawn of artificial intelligence (AI) , has been the stuff of legend. Since the start of 2023, Nvidia is up 1,190% (as of this writing). After a rally of that magnitude, some investors are understandably skittish, concerned about the potential for a slowdown in the adoption of AI and increasing competition. Yet evidence about the future of AI abounds, and Wall Street has reached a rare consensus regarding Nvidia. Continue reading
