The government is ramping up plans to develop the Northern Metropolis , a sprawling area that it wants to house everything from cutting-edge laboratories to promising startups. In February, local officials said they would pull HK$150 billion ($19 billion) from the city’s currency defense fund to support the project — a high-profile show of support. But real estate executives aren’t so sure. Although the city’s big developers haven’t publicly criticized the project, privately some of them gripe about the risks of oversupply and the difficulty they face assessing investment opportunities. Their skepticism adds to signs of discord elsewhere. Environmental groups have sounded the alarm about the danger to local wildlife. On a radio show attended by Financial Secretary Paul Chan , a listener complained that the massive investment only benefits Shenzhen, and that more resources should be allocated to Hong Kong residents instead. These signs of frustration underscore the hurdles confronting the Northern Metropolis, first introduced as a solution to the city’s housing congestion in 2021 . The project is set to span roughly a third of Hong Kong’s territory, occupying a long-overlooked region bordering Shenzhen. The government is clearly committed to the project. Although the firm has been a reliable payer of dividends for 26 years by now, I believe it is not worth owning the company for these quarterly payments right now. First of all, companies in the consumer discretionary sector may be struggling in the coming quarters, due to low consumer confidence levels. Second, the firm's profitability may also be deteriorating going forward, due to the elevated energy prices. Last, but not least, if energy prices were to remain elevated for longer and demand was to remain soft, the dividend may become unsustainable. Let's dive deeper into each of these points. Financials and the macro landscape NWL's most recent quarterly earnings report showed that net sales declined by 2.7% year-over-year, that the gross profit margin contracted, and that the net losses widened significantly, totalling in $315 million. While the net loss may not be as bad as one would first think, as it was a one-off, non-cash impairment related to indefinite-lived tradenames, the other two are definitely something to be more concerned about. Q4 results (Newell Brands) Let us focus now a bit on the sales part of things. Core sales actually declined by as much as 4.1% compared to the prior year period, but it was partially offset by the favourable exchange rate environment. If we look at the results on a segment basis, we can see that the core sales growth was negative across all of them, with home and commercial solutions, and outdoor and recreation posting the worst numbers. If we break down the sales geographically, we can also see that the core sales growth was negative both in North America and internationally.
