SlavkoSereda/iStock via Getty Images The final oil tankers to traverse the Strait of Hormuz before the outbreak of the Iran war are set to reach refineries by April 20, a pivotal moment that analysts warn could begin physical shortages in Europe and the U.S. within weeks, the Financial Times reported Monday. Most pre-war deliveries to Asia, which sources ~80% of its crude from the Middle East, stopped around April 1, although at least one cargo of Iraqi oil to Malaysia is expected to land this week, FT reported, while the last pre-war deliveries to the U.S. are set to end this week, those to Africa had landed by April 10, and Denmark received its last jet fuel cargo from Kuwait over the weekend, according to analysts at J.P. Morgan. Signs of strain in the physical market have emerged in recent days, with prices for cargoes for immediate delivery soaring well above future contracts . The North Sea's Forties Blend surged to a record $148.87/bbl on Monday, Reuters reported, a highly unusually large premium over the price of Brent crude futures, which are trading at ~$100/bbl, that reflects refiners' desperation to secure supplies. The supply shock is already causing hardship in countries that are heavily dependent on energy imports from the Middle East, such as the Philippines, Indonesia, and Vietnam. The last pre-war deliveries coincide with the U.S. imposition of a naval embargo on the Strait of Hormuz aimed at vessels arriving at or leaving Iranian ports, which could choke off the main source of Iranian revenue; the move prompted tanker owners to say they would hesitate before sending new vessels through the chokepoint. Crude oil futures rose Monday but settled well off earlier highs following reports that the U.S. and Iran still aim to reach an agreement even after talks broke down over the weekend. The blockade directly endangers Iran's oil exports through the strait, which tracked at ~1.7M bbl/day last month, CBA's Vivek Dhar said in a note, so "the blockade tigh...

According to the National Association of Realtors (NAR), sales settled at a seasonally adjusted annual rate of 3.98 million units, the lowest level since last June and trailing the projected 4.07 million. On a year-over-year basis, sales are down 1.0%. Insights from the NAR Chief Economist Dr. Lawrence Yun pointed to a "perfect storm" of headwinds currently stalling the market: buyer hesitancy, the inventory gap, and price resilience. “March home sales remained sluggish and below last year’s pace,” said NAR Chief Economist Dr. Lawrence Yun. “Lower consumer confidence and softer job growth continue to hold back buyers.” “Inventory remains a major constraint on the market,” Yun said. “The inventory-to-sales ratio, or supply-to-demand ratio, is below historical norms. An additional 300,000 to 500,000 homes for sale would help bring the market closer to normal conditions and allow consumers to make purchase decisions without feeling rushed.” “Because inventory remains limited, the median home price rose to a new record high for the month of March,” Yun added. “That price growth has helped the typical homeowner accumulate $128,100 in housing wealth over the past six years.” ( Press release ) Background: Why Existing Home Sales Matter Existing home sales measures the monthly sales of previously owned single-family homes, condos, and co-ops. Because they account for roughly 90% of the residential market, they serve as a vital pulse check on the broader economy. There is a high correlation between these sales and broader consumer spending. A move into a "new" existing home typically triggers secondary purchases in furnishings, appliances, and home improvement. Conversely, a sustained downturn in this data often serves as a leading indicator of economic contraction. Over this time frame, we clearly see the real estate bubble, which peaked in 2005 and then...
