irfanhelix/iStock via Getty Images Introduction The last time I covered Lineage ( LINE ), I highlighted this temperature-controlled warehouse REIT’s undervaluation, highlighting their solid potential once the current macro headwinds are over. Despite the stock being up over 20% compared to a nearly flat S&P 500 during this time, I’m reiterating LINE’s Buy rating, as the company remains in a solid position to enjoy the industry’s recovery, with the management highlighting some normalization trends. Internal Developments Lineage IR LINE reported a solid Q4 and 2025 as a whole, with the AFFO growing to $865 million in 2025, growing by about 22.7% YoY, although that's only ~2.4% on a per share basis, getting to $3.37, which is not bad given the ongoing macro pressure. Lineage IR However, their outlook hints at a weak 2026 (which is not surprising given the industry, as mentioned below), with the company expecting an Adjusted EBITDA between $1.25 billion to $1.30 billion and an AFFO per share of $2.75 to $3.00, for a midpoint of 2.875, declining by about 14.69% compared to 2025 despite the expected $50 million cost savings (targeting $110 million run rate savings over the next 3 to 5 years) as a result of a mix of weak occupancy, tariff/macro uncertainty leading to inventory concerns for their customers, on top of some interest rate hedges expiring on top of the major bond offering issued in 2025. Lineage IR Financially, based on LINE’s latest report , we continue to see a strong position, as even though the current assets are below the current liabilities due to the way they operate, with an overall manageable amount of debt despite issuing quite a bit in 2025 to expand, with an active development pipeline of about $1.1 billion, with the company going public in the first place to provide them with access to a lot more capital to expand. LINE's current $2.11 per share dividend represents a yield of roughly 5.15%, meaning a payout ratio of about 62.61% based on 2025’s AFF...
