The self-styled “punk” beer company BrewDog sold its Highland estate for a knockdown price after abandoning its efforts to plant Scotland’s “biggest ever forest” there. BrewDog’s co-founder James Watt claimed its Lost Forest project at Kinrara in the Cairngorms national park would cover a “staggering area” and capture tens of millions of tonnes of CO2 during its lifetime. The brewing company paid £8.5m for the estate in 2020. Watt said it would showcase the company’s efforts to make Brewdog carbon neutral by planting millions of trees, restoring degraded peatland and promoting ecotourism. But in October last year Kinrara was sold for an undisclosed price to the “regenerative capitalist” carbon investment firm Oxygen Conservation after Watt was replaced as BrewDog’s chief executive and it posted losses of £37m. Oxygen Conservation used a controversial loophole in Scotland’s land registration rules to avoid making the price publicly available without paying a fee, claiming the brewer wanted confidentiality. However, land registration records seen by the Guardian show that Oxygen Conservation paid £8.85m for Kinrara, a fraction more than BrewDog paid for it five years ago. But the estate would have been expected to be worth about £11.3m in real terms by now, taking account of inflation and excluding the legal and consultants’ costs involved. Analysis of the prices paid by Oxygen Conservation for its two other large Scottish sporting estates points to its success with the Kinrara deal. While Kinrara cost £2,351 per hectare in October 2025, Oxygen Conservation paid £4,687 per hectare for the 6,080-hectare Dorback estate nearby in December 2024 and £3,086 for each of Blackburn & Hartsgarth’s 4,681 hectares near Langholm in the Borders in April 2023. By the time Daisy Mulholland arrived, the locks had already been changed. The Glaswegian artist, had been organising the launch event for her new art shop at the Centre for Contemporary Arts (CCA) when she got an email telling her the Sauchiehall Street venue – and cornerstone of the city’s art scene since it was founded as the Third Eye Centre in 1974 – was closing with immediate effect. “The event was the following day: we had 250 tickets sold, we’d done so many rehearsals, and inside there were lighting rigs, performers’ equipment, shop stock. It was truly heartbreaking,” she says. Since that initial email from the CCA board on 30 January, which said the “organisation has been unable to achieve a sustainable financial position”, it has taken a month for Mulholland – who works under the name Nänni-pää – to reclaim her property, with offers of redress. The escalating conflict in the Middle East is having a direct impact on China’s access to sulphur – a raw material for producing fertiliser – just as the country enters its vital spring planting season. With China sourcing a large chunk of its sulphur from the Persian Gulf, the effective closure of the Strait of Hormuz is already sending prices for the chemical shooting upwards as Chinese buyers complain of tightening supplies. China relies on imports for 47 per cent of its sulphur supply, according to a December report by Guosen Securities. More than half of those imports come from six Persian Gulf nations, which ship goods through the Strait of Hormuz to reach international markets. Advertisement But Iran has declared the waterway closed to commercial shipping amid its war with the United States and Israel, sending freight costs soaring. The disruption is already creating issues in China – the world’s largest grain producer , where farmers consume vast quantities of fertilisers and other agrichemicals each year. While the core portfolio continues to capture healthy rental uplifts from a supply-constrained warehouse market, the company’s strategic pivot into AI data centers is adding real value. This represents a compelling way to own a defensive REIT with high-growth tech infrastructure optionality. With shares continuing to trade below net asset value (NAV), this optionality appears not to be priced, at least for now. After a period of NAV declines, driven in large part by interest rate increases, NAV is moving up again. Despite paying out most of its earnings as dividends, SEGRO has managed to grow earnings at a strong rate over the past decade. The 6.1% earnings per share (EPS) growth delivered in 2025 was below the 8% average since 2016. However, given weak UK and European economies, and the overbuilding following the post pandemic logistics boom, we see the results as solid. Perhaps more surprising, NAV ticked up after a prolonged period of stagnation. While modest, the NAV increase is encouraging at a time when interest rates remain elevated, particularly in the UK. It also makes it more difficult to justify the discount to NAV at which shares continue to trade.
