In today's article we are going to focus on the latest results for TRTX and the impact on their preferred shares. Company results and mandate We have covered a number of CRE REITs, especially on the preferred equity side, and TRTX falls in that category. The company focuses on first mortgage loans, with a concentration on multi-family properties and industrial ones: Portfolio Composition (Company Presentation) We can see a substantial decrease in the past year of the office loan portfolio, which migrated from 17.3% of the holdings to 10.6% now. Conversely, first mortgage loans on industrial properties increased from 4.9% to 19.5% in the past year. The main pillars of the REIT portfolio are therefore industrial and multifamily, with office loans being run down. The office exposure has been further reduced since March 31, 2026, with the company stating the following on their April 2026 earnings call: Regarding first quarter results, Doug Bouquard, Chief Executive Officer of TRTX, said: “During the first quarter of 2026, we out-earned our common stock dividend and maintained a 100% performing loan portfolio. Currently, our total office loan exposure has been reduced to less than 5%, and nearly 70% of our loan portfolio consists of newer vintage originations made after January 2023 secured primarily by multifamily and industrial collateral. Our loan portfolio and well-capitalized balance sheet will enable us to take advantage of our robust investment pipeline through the remainder of 2026.” It is very important to note the vintage of the portfolio, because most of the problems for CRE REITs come from loans originated before 2023, when rates were low and property values were high.
